Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, except as controlled or modified by conditions of this permission. - Dimensions of sign on screenshot, received 8 April 2014 - Confirmation of materials, as per application form received 8 April 2014 - Confirmation of materials, as per email received 18 March 2014 - Location of sign indicated on site location plan, received 11 March 2014 Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the bracket used to hang the sign shall extend no further than 1.10m from the front elevation. Reason: To ensure the development respects the charcacter and appearance of the conservation area and harmonises with the streetscene, in accordance with policy CON7.

a) Any advertisements displayed and any site used for the display of advertisements shall be maintained in a clean and tidy condition to the reasonable satisfaction of the Local Planning Authority. b) Any structure used principally for the purpose of displaying advertisements shall be maintained in a safe condition. c) Where an advertisement is required under these Regulations to be removed, the removal shall be carried out to the reasonable satisfaction of the Local Planning Authority. d) No advertisement is to be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission. e) No advertisement shall be sited or displayed so as to obscure or hinder the ready interpretation of any road traffic sign, railway signal, or aid to navigation by water or air, or so as otherwise to render hazardous the use of any highway, railway, waterway or aerodrome (civil or military). Reason: To comply with the requirements of Regulation 14 of the Town and Country Planning (Control of Advertisements) Regulations 2007.
