Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 22586-SK01A, 22586-SK02, 22586-SK03, 22586-SK04A, 22586-SK08, 22586-SK06A, 22586-SK07, P1, P2A, P3A, P4, P5A, P6A, P8, P9, P10A, P11, P12A, P13A, P14A, P15, P16A, P17, P18, P19, P20, P21, P22, E0109-BE1, E0109-BE2, E0109-BE34, E0109-B and E0109-S, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall be implemented in accordance with the Mitigation Strategy outlined in chapter 5 of the Protected Species Appraisal dated 4th November 2013 in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made. This condition will be discharged on receipt of a letter from the project ecologist providing evidence to demonstrate that the mitigation has been completed according to the method statement/approved report.
Reason: To protect the important species on the site, in accordance with Policy C8 of the South Oxfordshire Local Plan 2011.
The accommodation hereby approved shall remain ancillary to the main dwelling house, and is not to be let separately to the main house or to become a separate independent residential unit.
Reason: To ensure that new residential units are not formed in an area where new housing is unlikely to be permitted in accordance with Policies CS1 and CSS1 of the South Oxfordshire Core Strategy.
