The proposed extended dwelling due its siting, size, and excessive depth would result in an overdevelopment of the site and a cramped form of development that would fail to respect the character and appearance of the surrounding built form. As such the proposal would be contrary to Policies CS1, and CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011 and guidance contained within the National Planning Policy Framework.

The proposed development, due to its siting, design, height, size, bulk and massing, would have an overbearing effect on and cause overshadowing to the neighbouring property to the north west, Lorac. Therefore, the proposal would be detrimental to the amenities of the occupiers of the adjoining residential property and would be contrary to Policy CS1 of the South Oxfordshire Core Strategy and Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011 and guidance contained within the National Planning Policy Framework.
