Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, RRG-14-1, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, C4, D1 and R10 of the South Oxfordshire Local Plan 2011.
That prior to its first use, the proposed means of access onto the B481 is to be formed, laid out and constructed strictly in accordance with the Local Highway Authority's specifications and that all ancillary works specified shall be undertaken.
Reason: In the interests of highway safety in accordance with Policies G2, T1 and R10 of the South Oxfordshire Local Plan 2011.
No development shall take place until details of the replanting of the existing gap in the hedgerow bordering Grasslands have been submitted to and approved in writing by the local planning authority. Thereafter the approved replanting shall be carried out as approved within 8 months of the formation of the access, or otherwise in accordance with a programme agreed with the local planning authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy CSB1 and CSEN1 of the South Oxfordshire Core Strategy 2027. Policies G2, G4, C4, C6 and C9 and R10 of the South Oxfordshire Local Plan 2011.
The stables hereby permitted shall be used only for the keeping of horses for the private leisure purposes of the owner of the adjacent dwelling known as Grasslands, and shall not be used for any commercial activity.
Reason: To meet the particular needs of the applicant and to avoid the introduction of a commercial use in this rural location, in accordance with Policies CSS1 and CSEN1 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, C4 and R10 of the South Oxfordshire Local Plan 2011.
