Conditions / Refusal Reasons
The site is an important open space within the Wallingford Conservation Area and an historic burgage plot close to listed buildings. Development on this site would fill a plot that has historically been open and would block important views from St Peters Street to the rear of buildings on Market Place and St Mary's Street. As such, the proposal would detract from the character of the burgarge plot, the conservation area and the setting of the 1 Market Place, a grade II listed building contrary to Saved Policies G2, CON5, CON7, CON10 and H4 of the adopted South Oxfordshire Local Plan 2011 and policies CSEN3 and CSWAL1 of the adopted South Oxfordshire Core Strategy.
Notwithstanding the objection in principle, the details of design represent an unacceptable form of development that would of of keeping with the character of the surrounding area and would detract from the setting of 1 Market Place, a grade II listed building and the character and appearance of the Wallingford Conservation Area. As such, the proposal would be contray to Saved Policies G2, D1, CON5, CON7 and H4 of the adopted South Oxfordshire Local Plan 2011 and Policy CSQ3 and CSEN3 of the adopted South Oxfordshire Core Strategy.
