Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, GGL-GARS-SV--001-A, GGL-GARS-SV--002-A, GGL-GARS-SV--003-A, GGL-GARS-SV--004-A, GGL-GARS-SV--005-A, GGL-GARS-GA--002-A, GGL-GARS-GA--005-A, GGL-GARS-SV--OS, GGL-GARS-GA--003-B and GGL-GARS-GA--004-B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P14/S0984/DIS

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of the stairs from the master bedroom to the library has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011. No works shall commence on site prior to the implementation of a watching brief for the opening up of the fireplace to include photographs and details for re-building. This shall be maintained during the course of the works affecting the historic fabric of the building(s) concerned. This must be carried out by a professional archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: To safeguard the identification and recording of features of historic and/or archaeological interest associated with the fabric of the building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, a method statement and Schedule of works for the under- floor heating in the kitchen shall be submitted to and approved in writing by the Local Planning Authority. Reason:To safeguard the special architectural or historic interest of the listed building in accordance with policy CSEN 3 of the South Oxfordshire Core Strategy and policy Con3 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, a sample of the materials for the reinstatement of the oak room ceiling and repairs necessitated by removal of partition walls on the second floor shall be submitted to and approved in writing by the Local Planning Authority unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with policy CSEN 3 of the South Oxfordshire Core Strategy and Policy Con 3 of the South Oxfordshire Local Plan 2011.
