The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P15/S2743/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, GFO-AR-111, GFO-AR-112, GFO-AR-113, GFO-AR-120, GFO-AR-121, GFO-AR-122, GFO-AR-130, GFO-AR-200, GFR-AR-210C, GFR-AR-211D, GFR-AR-212C, GFO-AR-213F, GFO-AR-215A, GFO-AR-220E, GFO-AR-221E, GFO-AR-222E and GFO-AR-230E, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P15/S2743/DIS

The rooflights hereby approved shall be set flush with the plane of the roof in which they are to be inserted. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details at 1:5 and 1:20. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, CON5, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Tiles b. Timber Boarding c. Stone Thereafter the works shall be carried out in accordance with the approved details. The development hereby permitted shall not be occupied at any time other than for purposes incidental to the residential use of the dwelling known as Upper Green Farmhouse. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies G2, CON5, CON7, D1, D2, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
