Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, L4098.EX.01A, L4098.PD.03A and L4098.PD.02B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans and the joinery details submitted or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the character of the building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

That, during the course of the works a record of the existing roof structure in the form of photographs and a written statement shall be made which shall be submitted to the Local Planning Authority. Reason: As the building is of historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.
