The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.

Unless otherwise agreed in writing by the Local Planning Authority, the bathroom window in the southeast elevation of the extension hereby permitted shall be glazed in obscure glass, and shall be fixed shut, prior to the first occupation of the accommodation and it shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
The windows in the extension hereby approved shall be traditional sash windows, of timber construction, to match the windows in the main body of the existing dwelling.

That a planting plan for the replacement of T7, Copper Beech, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The planting plan shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event the replacement tree so planted dies or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall be implemented in accordance with the details in the arboricultural method statement and associated appendixes issued by Jasper Fulford Dobson and Associates dated October 2013. The tree protection measures shall be provided prior to any site works (including demolition or site clearance) and shall be kept in place during the entire course of the development.
Reason: To safeguard trees that are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
