The proposed dwelling would be sited on an open corner plot, in an elevated position and closer to Harpsden Way than is the usual pattern of development. Given these features, the development would form a prominent and intrusive feature, which would detract from the character and appearance of the site and surrounding area. As such, the proposal would be contrary to Policy CSQ3 of the South Oxfordshire Core Strategy and Policies G2, D1 and H4 of the South Oxfordshire Local Plan 2011 and guidance in the National Planning Policy Framework.
The proposed development would threaten the health and longevity of trees in and around the site that have significant amenity value and are also the subject of Tree Preservation Orders. The harm to the trees would be detrimental to the character and appearance of the site and surrounding area and as such, the development would be contrary to Policy CSQ3 of the South Oxfordshire Core Strategy, Policies G2, C9 and H4 of the South Oxfordshire Local Plan and advice contained in the South Oxfordshire Design Guide and the supporting Trees and Development Best Practice Guidance.
