The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The first floor windows within the east and north facing elevations of the development hereby permitted that are shown as being obscure glazed on Drawing No: 13021/21 shall be fitted with obscure glass that meets a minimum of level 3 of the obscurity scale (as referred to on page 35 of the DCLG's 'Permitted development for householders Technical Guidance 2010') and shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policies D4 and H4 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plans shall be inserted in the rear (east facing) elevation of the development hereby permitted.
Reason: To safeguard the amenities of adjoining occupiers in accordance with Policies D4 and H13 of the South Oxfordshire Local Plan 2011.
The dwelling shall achieve Level 4 of the Code for Sustainable Homes. The dwelling shall not be occupied until a final Code Certificate has been issued for it certifying that Code Level 4 has been achieved.
Reason: To ensure high standards of sustainable design and construction in accordance with Policy CSQ2 of the South Oxfordshire Core Strategy 2027.
The existing hedge along the whole of the south eastern boundary of the site which is shared with 79 Thame Road shall be retained and properly maintained in perpetuity unless otherwise agreed in writing by the Local Planning Authority. Any plant which may die shall be replaced and the replacement shall be properly maintained.
Reason: To safeguard the residential amenity of neighbouring occupiers in accordance with Policy Policies D4 and H4 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse or its roof as described in Schedule 2, Part 1, Classes A and B of the Order shall not be undertaken without the prior written permission of the Local Planning Authority.
Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of the openness and visual amenity of the Oxford green Belt and in accordance with Policy CSEN2 of the South Oxfordshire Core Strategy 2027, Policy GB4 of the South Oxfordshire Local Plan 2011 and with the Policies of the National Planning Policy Framework.
