Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12-757-102-02, 12-757-101-04, 12-757-100-04, 12-757-102-03, 12-757-000 and 12-757-002, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details at a scale of 1:20 with sample details scale no less than 1:5 b. Secondary glazing at a scale of 1:20 with sample details at a scale no less than 1:5 venting details of boilers, kitchen, and bathrooms through existing roofs. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

Method statements and details in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. All acoustic and fire separation arrangements including additional firelining that may be required to internal stair walls. b. New doors Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be of profiled metal construction painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3 and CON4 of the South Oxfordshire Local Plan 2011.
