The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P14/S1139/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, M-12-01-PL12, M-12-01-PL14, M-12-01-PL13, M-12-01-PL10 and M-12-PL11, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P14/S1139/DIS

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s). Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011. That prior to the commencement of the development hereby approved, including any works to the roof or hanging tiles, a mitigation strategy for bats, which shall include timing of works, and the location and design of any alternative roosts to be provided, shall be submitted to and approved in writing by the Local Planning Authority. Some of the alternative roost provision is to be on or within the dwelling (eg bat tubes or bat access tiles). Thereafter, works shall be carried out in accordance with the approved details. Reason: To protect important habitats/species on the site in accordance with Policy C8 of the South Oxfordshire Local Plan and Policy CSB1 of the South Oxfordshire Core Strategy. Where an offence under Regulation 41 of the Habitat and Species Regulations 2010 is likely to occur in respect of the development hereby approved, no works of site clearance, demolition or construction shall take place which are likely to impact on bats until a licence to affect such species has been granted in accordance with the aforementioned Regulations and a copy thereof has been submitted to South Oxfordshire District Council. Reason: To protect important habitats/species on the site in accordance with Policy G8 of the South Oxfordshire Local Plan and Policy CSB1 of the South Oxfordshire Core Strategy.
