Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 7374-03, 7374-04, 7473-01, 7473-02, SK05, SK04, SK03, 7473-05, SK02-A and SK01-A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P14/S2818/DIS

All rainwater goods shall be constructed of cast metal. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved, detailed of the following items shall be submitted to and approved in writing by the Local Planning Authority: i) new door and window joinery details at a scale of no less than 1:20; ii) details of the tiles to be used for the new pitched roof; iii) details of arrangements to accommodate all drainage internally; and iv) details for unobtrusive air extract vents Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All flashings where new extensions meet the existing building must be of lead in accordance with details and best practice recommended by the Lead Sheet Association. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
