Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL012 A, PL002 A, PL003 A, PL010 A, PL011 A, PL013 A, PL014 A, PL015 A, PL016 A, PL020 A, PL021 A, PL022 A, PL023 A, PL024 A, PL025 A, PL028 A, PL001, 2362-01, PL001 A, PL026 B and SK100 A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Lime mortar specification b. Joinery details for windows and doors at 1:5 and 1:20 as appropriate c. Details of vents, flues and pipe work d. Schedule of repair work e. Condition report on internal fixtures and fittings, including mangers, stall divisions and paviors, accompanied by a statement detailing how they are to be retained and re-used Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Samples of bricks for window and door dressings and for alterations to the boundary wall b. Samples of external materials for the garage Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brickwork for the garage showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works on site, a Level 2 record (English Heritage: Understanding Historic Buildings, 2006) of the building shall be undertaken. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.
