Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12091-L01, 12091-P22-revA, 12091-P21_revA and 12091-P20_revA, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the new pitched roof shall be finished in the Ashbury Restoration handmade roof tile which was agreed under application ref: P13/S2475/DIS or otherwise, in a handmade clay tile that shall first have been submitted to and agreed in writing by the Local PLanning Authority. Reason: To safeguard the special character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.

That, notwithstanding the chimney details shown on the approved elevation plans, detailed drawings showing the design of the new chimney to match the detailing on the existing chimneys shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun.Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON 3 of the South Oxfordshire Local Plan 2011.
