Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, NIF-004 NIF-04, LOC-001, BLO-001a, NIF-03a, NIF-01, NIF-05 and NIF-02, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All flashings must be carried out in lead to the weights and details recommended by the Lead Sheet Association. Reason:To ensure that the details of the development are satisfactory in accordance with policy CSQ3 of the South Oxfordshire Core Strategy 2026 and policies 2 and 3 of the South Oxfordshire Local Plan 2011.

A method statement for raising the existing window lintel to form the new doorway shall be submitted to and approved by the Local Planning Authority prior to the commencement of works. Reason: To ensure that the details of the development are satisfactory in accordance with policy CSQ3 of the South Oxfordshire Core Strategy 2026 and policies 2 and 3 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of the rooflight has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy CSQ3 of the South Oxfordshire Core Strategy and policy Con 3 of the South Oxfordshire Local Plan 2011.
