Change of use from Sui Generis to A3 (Restaurants and Cafes) (ground floor only). (As clarified by additional information dated 4 October 2013 and block plan of rear garden area BLO-001 & As amended by email dated 16 October 2013 to delete reference to the use of the rear garden area for customer use).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001 and PF-001, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The front forecourt of 25 Wood Lane, Sonning Common shall be kept free of obstructions at all times and used only for the specified purpose of parking vehicles.
Reason: In the interests of highway safety and in accordance with Policies T1 and E5 of the South Oxfordshire Local Plan 2011.
The premises shall be used for A3 (restaurants and cafes only) and for no other purposes including any other purpose in Class A1 or A2 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order).
Reason: In the interests of the character and appearance of the local area and the amenities of local residentss, and in accordance with Policies G2, EP2 and E5 of the South Oxfordshire Local Plan 2011.
The use hereby approved shall be confined to the internal ground floor space only. There shall be no use of the rear garden of 25 Wood Lane, Sonning Common for A3 purposes by staff or customers.
Reason: In the interests of the character and appearance of the local area and the amenities of local residentss, and in accordance with Policies G2, EP2 and E5 of the South Oxfordshire Local Plan 2011.
The use of the premises hereby permitted shall be restricted to the hours of 9am - 10pm Monday to Saturday and 1pm - 5pm on Sundays and Bank Holidays.
Reason: In the interests of the character of the local area , the amenities of the occupants of nearby properties and in accordance with Policies G2, E5 and EP2 of the South Oxfordshire Local Plan 2011.
There shall be no use of amplified music or the use of sound systems in connection with the approved use.

Between the hours of 5pm and 10pm Monday to Saturday, the use of the premises hereby permitted shall be restricted to use by pre-booked customers only.
