Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 209213, 209112 -extension detail (excluding boundary wall) and 209313, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
No works shall take place until written approval has been given by the Local Planning Authority to a sample panel(s) of all external walling materials to be used in the development. The sample panel(s) shall be erected on the site of the works and retained until the works are completed, and the panel(s) shall thereafter be removed from the site.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:20 has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: In the interests of the visual appearance of the works in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies Con 3 and Con 7 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of works, a sample of the new rainwater goods shall be submitted to and approved in writing by the Local Planning Authority.
Reason: In ther interests of the visual appearance of the works in accordance with policy CSQ3 of the South Oxfordshire Core Strategy 2027 and policies Con 2 and Con 7 of the South Oxfordshire Local Plan 2011.
That the height of the splayed wall shall not exceed 2m as stated in the agent's e-mail of 18 September 2013.
Reason: In the interests of the visual appearance of the works in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies Con 7 and Con 5 of the South Oxfordshire Local Plan 2011.
