Description
Construction of a single storey extension to garage building to provide storage. Alter garage door positions to gable end (As amplified by drawing numbers 13-094--01, 02, 03, 04 & 05 accompanying letter from Agent dated 25 November 2013).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 297-P5, 298-P6, 299A-P4, 299B-P4, 300-P1, 13-094-01, 13-094-02, 13-094-03, 13-094-04 and 13-094-05, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the appearance of the development and in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy, and Policies H13,D1 and G2 of the South Oxfordshire Local Plan 2011.
That the tree protection measures, as set out in the Arboricultural Method Statement accompanying the application, shall be implemented prior to the commencement of the development, and shall be kept in place for the entire course of the development. Following the hand excavation for the six pads, the holes must be lined with an impermeable membrane prior to any concrete being poured to form the pad.
Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall be implemented in accordance with the scheme of mitigation outlined in the Great Crested Newt Assessment (Ecoconsult, August 2103) which has been submitted with the application in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To protect the important species on the site, in accordance with Policy C8 of the adopted Local Plan
