That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 13/351/01 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development hereby permitted shall only be constructed in the materials specified by email dated 4 November 2013 in accordance with the Cross Section of the Permavoid treatment and supporting information. Reason: To ensure the details of the development are satisfactory in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan, and Policy CSEN1 of the Core Strategy.

The remainder of the concrete to the south west of the stable building is to be removed by hand in accordance with the Arboricultural Method Statement submitted. Reason: To safeguard the veteran TPO Oak tree and ensure the details of the development are satisfactory in accordance with Policies D1 and C9 of the South Oxfordshire Local Plan, and Policy CSEN1 of the Core Strategy.

The Permavoid treatment shall only be installed strictly in accordance with the Arboricultural Method Statement, unless prior written agreement has been obtained by the Local Planning Authority. Reason: To safeguard the veteran TPO Oak tree and ensure the details of the development are satisfactory in accordance with Policies D1 and C9 of the South Oxfordshire Local Plan, and Policy CSEN1 of the Core Strategy.

Other than works detailed in the Arboricultural Method Statement, no works shall take place near the veteran TPO Oak tree, unless prior written agreement has been obtained by the Local Planning Authority. Reason: To safeguard the veteran TPO Oak tree and ensure the details of the development are satisfactory in accordance with Policies D1 and C9 of the South Oxfordshire Local Plan, and Policy CSEN1 of the Core Strategy.
