Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, HTS-PH-01, 2539, AGF-04-321-6, AGF-04-321-9, LOC-001, BLO-001, AGF-04-321-11, AGF-03-321-1-rev1, AGF-04-321-5a and AGF-04-321-8a, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Sustainable design features shall be incorporated into the construction and fittings of the accommodation hereby approved, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The sustainable design features shall thereafter be retained. Reason: To ensure high standards of sustainable design and construction in accordance with Policy CSQ2 of the South Oxfordshire Core Strategy 2027.

Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with the measures set out in the Arboricultural Method Statement that was submitted with the application. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C4, C9, D1 and TSM3 of the South Oxfordshire Local Plan 2011.

The use of the letting bedrooms hereby permitted shall be for holiday accommodation only with a maximum stay of one calendar month and no return within one calendar month. The owner of the property shall keep an ongoing register of all occupiers of the accommodation. Reason: To promote tourism and serviced accommodation provision in accordance with Policy TSM3 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following for the proposed barn conversion, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. joinery details at a scale no less than 1:5 showing opening elements flush with their frames in the traditional manner b. venting c. drainage Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CSEN3 and CSQ2 of the South Oxfordshire Core Strategy and Policies G2, D1, CON2 & CON3, CON5, CON7 and TSM3 of the South Oxfordshire Local Plan 2011.
