The development shall begin before within two years from the date of this
approval for reserved matters.
Reason: To comply with conditions in the outline planning permission
P02/W0848/O and by virtue of Sections 91 to 95 of the Town and Country
Planning Act 1990 as amended by section 51 of the Planning and Compulsory

The landscaping shall be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within five years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in
accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

Reason: In the interests of the effective management of the landscaped areas
and to secure an attractive development in accordance with policy CSQ3 of the
approved South Oxfordshire Core Strategy.
Prior to commencement of this phase of development details of the location and specification of street furniture, including cycle racks and stands, bus shelters, seats, signs, bollards, lighting columns, including lighting for the roads and other external structures, shall be submitted for approval in writing by the Local Planning Authority. The street furniture shall be implemented in accordance with the approved details.
Reason: In the interests of visual amenity, tree planting, highway safety, to minimise light pollution and to ensure the satisfactory appearance of the development and in
accordance with Policy D1 of the South Oxfordshire Local Plan 2011 and Policy
CSQ3 of the South Oxfordshire Core Strategy.
The boundary treatments shall be implemented in accordance with the details shown on drawings hereby approved unless otherwise agreed in writing by the Local Planning Authority and thereafter retained as such.
Reason: In the interests of the appearance of the development and in
accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
Prior to the final occupation of this phase of development a schedule identifying
plots numbers with postal addresses shall be submitted to the Local Planning
Authority.
Reason: To enable monitoring of conditions on this development.
Notwithstanding the provisions of Classes A and E of Part 1 Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995 (or the
equivalent provisions of any order revoking and re-enacting that Order), there
shall be no extension to the dwellings hereby permitted on the following plots
without the prior grant of planning permission:
Plots1-2, 20-22, 8,9,15,16, 51, 42, 149-154, 101-104, 84-93, 68-75, 78-81, 117-122, 142-144, 159-166 (incl)
Reason: To ensure the Local Planning Authority retains control over any future
development as specified in the condition in the interests of amenity in
accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and
Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Class A of Part 1 Schedule 2 of the Town and
Country Planning (General Permitted Development) Order 1995 (or the
equivalent provisions of any order revoking and re-enacting that Order), the
garage accommodation forming part of the development shall be retained for
parking motor vehicles at all times and shall not be adapted to be used for any
other purpose.
Reason: To retain adequate on-site parking provision in the interest of highway
safety in accordance with policies T1 and T2 of the adopted South Oxfordshire
Local Plan 2011.
