Conditions / Refusal Reasons
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BS277-001-PL1, BS277-003-PL1, BS277-005-PL1, BS277-006-PL1, BS277-010-PL1, BS277-012-PL4, BS277-013-PL5 and BS277-011-PL5, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Proposed windows at a scale of 1:5 and 1:20 b. Details of insulation c. Details of vents Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Samples of materials to be used for the external walls and roofs of the works hereby approved shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

A schedule of repairs relating to the gable end of the forge shall be submitted to and approved in writing prior to the commencement of the relevant works. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The existing plank and batten door shall be re-used in the new opening between the store and the forge. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
