Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO-001, EF-001, LOC-001, EF-002, EF-003, PF-001, PF-002, PF-003, EE-001, EE-002, EE-003, PE-001, PE-002 and PE-003, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of the works hereby approved samples of the oak weatherboarding and clay tiles to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
Further details in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
1. Joinery details for all new windows and doors at a scale of 1:5 and 1:20, making clear that they are traditional timber, side hung construction.
2. A specification for all new flues, vents and extracts.
3. A specification for the lime mortar to be used.
4. A specification for works to open up and reinstate the cellar, including details of any damp treatment to walls.
5. Details of the blocking up of the gable end window to the second floor and details for the creation of a new opening.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel.

All new rainwater goods shall be cast iron painted black.
