Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P14/S0932/DIS, P14/S1598/DIS, P15/S0479/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, ETB-100-700 V4, ETB-100-200 V4, ETB-100-100 V4, ETB-100-600 V4, ETB-100-300 V5, ETB-100-500 V5 and ETB-100-400 V5, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following aspects of the approved works, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Flues and external vents b. External joinery (doors, windows, rooflights) Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the setting of the adjacent listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Samples of external materials to be used for the approved garage shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the setting of the adjacent listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

All new plumbing shall be run internally only. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.
