The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P14/S0392/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, P1210, SK03, P1300 and P1100, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

No development shall take place until written approval has been given by the Local Planning Authority to a sample panel of all external walling materials to be used for the new brick and flint wall, including lime mortar. The sample panel shall be erected on the site of the development and retained until development is completed, and the panel shall thereafter be removed from the site. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.

A full archaeological watching brief shall be maintained during the period of construction works, including groundworks, by a professional archaeological organisation in accordance with a Written Scheme of Investigation which shall first have been submitted to and approved in writing by the Local Planning Authority before development commences. Once the watching brief has been completed its findings shall be reported to the Local Planning Authority, as agreed in the Written Scheme of Investigation, including all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication. Reason: To secure the protection of and proper provision for any archaeological remains in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON13 of the South Oxfordshire Local Plan 2011.
