Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 030, 131, 140, 020, 021, 121, 201, 001, 000, 101, 100, 202, 110, 011, 010, 250, 050, 102 A, 150 A, 200A, 220 A, 221 A and 002, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the works hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, H13, CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2011.

That the works hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:20 has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and policies CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works,large scale section drawings through the kitchen roof shall be submitted to and approved in writing by the Local Planing Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and Policies Con 2 and Con 3 of the South Oxfordshire Local Plan.

Details of any additional flues and vents shall be submitted to and approved by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and Policies Con 2 and Con 3 of the South Oxfordshire Local Plan

That prior to the commencement of works, details of changes to the existing fireplace at ground floor shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

All new drainage shall be run internally. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

The rooflights and the flue shall accord with the details set out in the agent's e-mail dated 9 September 2013. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.
