That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location Plan LOC_001; Block Plan BLO_001; and Floor Plan No.246 Refurb, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The use of the courtyard area approved by this permission for the outdoor seating of customers shall be restricted to the hours of 9.00am and 6.00pm on Monday to Saturday only; and no use by customers on Sundays or public holidays. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2, D2 and EP2 of the South Oxfordshire Local Plan 2011.

The courtyard area approved by this permission for the outdoor seating of customers shall not be used for entertainment or the provision of live, amplified or recorded music without the prior permission of the Local Planning Authority. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2, D2 and EP2 of the South Oxfordshire Local Plan 2011.

External lighting in the courtyard area will only be permitted in accordance with a lighting scheme to be approved in writing by the Local Planning Authority. Any such lighting shall be directed downwards to prevent nuisance to adjoining residential occupiers from light spillage and shall be turned on only during the hours of permitted use of the courtyard area and remain off at all other times. Reason: To safeguard the amenity of neighbouring residents in accordance with Policies G2, D2 and EP3 of the South Oxfordshire Local Plan 2011.
