Conditions / Refusal Reasons
That, having regard to the proximity of Plot 1 to the boundaries of the site, the proposed dwelling would result in an overbearing and oppressive impact on the amenities of 16 and 17 Wallingford Road due to the height, bulk and mass of the building contrary to Policies D4 and H4 of the South Oxfordshire Local Plan 2011.

That, having regard to the design, scale and siting of the two dwellings on the plot in relation to the surrounding development, the proposal would result in an over development of the site which would be out of keeping with and would cause harm to the local character and distinctiveness of this part of the Chilterns AONB contrary to Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy and policies G2, D1 and H4 of the South Oxfordshire Local Plan 2011.
