Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 13-HM-P12, 13-HM-P07, 13-HM-P01, 13-HM-P02, 13-HM-P03A, 13-HM-P04A, 13-HM-P05, 13-HM-P06, 13-HM-P08, 13-HM-P09A, 13-HM-P10A, 13-HM-P11A and 13-HM-P13A, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Prior to the commencement of the works hereby approved samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority.

That the works hereby approved shall not commence until large-scale details of all joinery have been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details.

Unless otherwise agreed in writing, the rooflights hereby approved shall be traditional, metal-framed lights fitted flush with the face of the tiling.

The original back door between the entrance hall and the proposed glass extension shall be retained.
