Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P13/S3499/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 9539-S-03A, 9539-S-04A, 9539-S-01, 9539-S-02A and 9539-S-05A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011, and Policy CSEN3 of the south Oxfordshire Core Strategy.

That the relevant part of the works hereby approved shall not commence until a detailed specification of the internal and external joinery details has been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Note: the new windows should be traditional casement windows with small panes, with Slimlite (or similar) double glazing; and moulded glazing bars should be no more than 25mm wide Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011, and Policy CSEN3 of the south Oxfordshire Core Strategy

That the relevant part of the works hereby approved shall not commence until large scale details of the new partition in bedroom 2 have been submitted to and approved in writing by the Local Planning Authority. The detail should include the junction with the floor and ceiling, the materials and all fixings. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant part of the works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of the architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
