Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 139-P9, 139-SU2C, 139-SU1B, 139-LOC2 and 139-P1A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
No development shall take place until details and samples of the materials to be used in the construction of the external surfaces of the buildings hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and CON7 of the South Oxfordshire Local Plan 2011.
No dwelling shall be occupied until space has been laid out within the site in accordance with Drawing no. 139-P1-A for cars to be parked and for vehicles to turn so that they may enter and leave the site in forward gear. The car parking spaces and turning areas so provided shall thereafter be permanently retained for their designated purpose.
Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
No development shall take place until full details of the arrangements for surface water drainage at the site, based upon SuDS principles, have been submitted to and approved in writing by the Local Planning Authority, unless a scheme is otherwise approved under application reference P13/S2562/DIS. In particular, no surface water shall be allowed to discharge onto the highway. Development shall be carried out in accordance with the approved details.
Reason: In the interests of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall be carried out in strict accordance with the details and recommendations contained within the Arboricultural Method Statement and Arboriculturalist's Report by Mr Bruce Hatton of BHA Trees Ltd dated 29 June 2012 and 22 June 2012 respectively, as submitted with approved application reference P12/W1381/FUL, and under the supervision of a suitably qualified arboriculturalist.
Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority, unless a scheme is otherwise approved under application reference P13/S2562/DIS. These works shall be carried out as approved. These details shall include means of enclosure and the materials of paved areas and other hard surfaces. Soft landscape works shall include planting plans, written specifications (including cultivation and other operations associated with plant and grass establishment); schedules of plants noting species, plant sizes and proposed numbers/densities, where appropriate, and an implementation programme.
Reason: To help to assimilate the development into its surroundings in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9, D1 and CON7 of the South Oxfordshire Local Plan 2011.
