The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The building hereby permitted shall be constructed to be floodable in the event of flood.
Reason: To prevent increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with the National Planning Policy Framework.
