The dwelling hereby permitted shall not be occupied until the new driveway shown on drawing No 100A has been constructed in accordance with details, including method of construction, surfacing and drainage, submitted to and approved in writing by the Local Planning Authority. The driveway, together with the parking spaces in the garage, shall not thereafter be used for any purpose other than access, egress and parking of vehicles.
Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority. Hard landscape details shall include means of enclosure; pedestrian access and circulation areas; hard surfacing materials; and minor artefacts and structures (e.g. refuse or other storage units and external lighting). Soft landscape works shall include planting plans; written specifications (including cultivation and other operations associated with plant and grass establishment); schedules of plants, noting species, plant sizes and proposed numbers/densities where appropriate. Any trees or plants which within a period of 5 years from the implementation of the landscaping die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.
Reason: To help to assimilate the development in to its surroundings in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
No development shall take place until a scheme for the protection of trees to be retained has been submitted to, and approved in writing by, the Local Planning Authority. Such a scheme shall include protective fencing in accordance with British Standard [BS] 5837: 2012 'Trees in relation to construction: Recommendations'. No development, including movement of equipment, materials and machinery onto the site, site clearance or other preparatory works, shall take place until the approved fencing has been erected and it shall be retained as approved for the duration of all works hereby permitted. No activity, including alteration of ground levels and excavations, or storage of materials, shall take place within the areas fenced for the protection of retained trees.
