Conditions / Refusal Reasons
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans: Floor Plans A100, Elevations A101, Site Plan A102-A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the proposed alterations hereby approved shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the development does not adversely affect the setting of the listed buildings in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011; and government guidance contained in the NPPF relating to conserving and enhancing the historic environment.

All works to complete the building alterations shall be completed prior to any use of the function room facilities approved by this permission past the 31 December 2013 in accordance with the letter from the applicant's agent dated 22 July 2013. Reason: To ensure that works required to render the existing development satificatory in terms of the setting of listed buildings are undertaken in a timely fashion in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.
