Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PRESENTATION-4, PRESENTATION-5, LOC-001, LOC-001, GC-NT-01 A, GC-NT-02 A, GC-NT-04 A, GC-NT-05 and GC-NT-03 B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development hereby permitted shall be implemented in accordance with the recommendations of Chapter 8 of The Model farm Bat Inspection report produced by Bernwood Environmental Consultants (February 2013) submitted with the application in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made. This condition will be discharged on receipt of a letter providing evidence that the mitigation has been completed according to the approved report. Reason: To protect the important species on the site, in accordance with Policy CSB1 of the South Oxfordshire Core Strategy and Policies G2, C8 and TSM2 of the South Oxfordshire Local Plan 2011.

The restaurant floor space shown on the plan GC-NT-03B hereby approved shall at no time be used other than for purposes ancillary to or in connection with the principal use of Greys Court as a National Trust tourist attraction. Reason: As the separate occupation of the premises would represent an undesirable sub-division of the property and result in harm to the landscape character and conditions prejudicial to highway safety in accordance with Policies CSEN1 and CSM1 of the South Oxfordshire Core Strategy and Policies G2, D2, T1, T2 and TSM2 of the South Oxfordshire Local Plan 2011.

The use of the premises hereby permitted shall be restricted to the hours of 11am to 5pm Monday to Sunday including public holidays, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the amenities of the occupants of nearby properties and in accordance with Policies G2, EP2 and TSM2 of the South Oxfordshire Local Plan 2011.
