Conditions / Refusal Reasons
That, having regard to the layout, in respect of the proposed access and private drive in particular, and the juxtaposition with surrounding development, the scheme represents a contrived and unsatisfactory layout that does not provide for a satisfactory comprehensive form of development. As such, the proposal would detract from the character of the area contrary to saved policies G2, D1 and H4 of the adopted South Oxfordshire Local Plan, advice in the South Oxfordshire Design Guide and the NPPF. Related application(s): P15/S0256/DIS

The site does not provide for adequate standards of residential amenity for the occupants of the dwellings on plots 1 and 2 because the private amenity areas are below the Council's minimum standard contrary to saved policy D3 of the adopted South Oxfordshire Local Plan and advice in the South Oxfordshire Design Guide. Related application(s): P15/S0256/DIS

That, having regard to the location of the access in relation to that serving Pensfield and the school opposite the site, the redevelopment of the site for the number of new residential units proposed would increase traffic movements onto Oxford Road to the detriment of the safety and convenience of users of the public highway. As such the proposal is contrary to saved polices T1 and T2 of the South Oxfordshire Local Plan. Related application(s): P15/S0256/DIS
