Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BG/RP/01, BG/RP/05, BG/RP/04, BG/RP/02 Rev A and BG/RP/03 Rev A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The garage building hereby permitted shall only be used for purposes in connection with and incidental to the enjoyment of St James House within the application site and for no other purpose. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and would result in inadequate standards of amenity and privacy contrary to Policy H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no external alterations or extensions shall be carried out to the building hereby approved. Reason: To safeguard the amenities of the occupiers of the adjoining properties and the character of the area generally in accordance with Policies G2, D1 and D4 of the South Oxfordshire Local Plan 2011.

That the Juliet balcony arrangement shown on the approved plan BG/RP/02 Rev A shall be completed with a 1.1 metre high guard rail installed adjacent to the opening glazed door within 2 months of the date of this permission and shall thereafter be retained as such. Reason: To ensure the flat roof is not used as an amenity area and that the development is not unneighbourly in accordance with Policy H13 and Policy D4 of South Oxfordshire Local Plan 2011.

That the rooflight at the eastern end of the southern roofslope (indicated as Velux no 1) shall have obscure glazing installed, as shown on drawing number BG/RP/03 Rev A, and shall be fixed shut, such that it is not openable, within 2 months of the date of this permission and thereafter shall be retained as such. Reason: To ensure the development is not unneighbourly in accordance with Policy H13 and Policy D4 of the South Oxfordshire Local Plan 2011.
