That, having regard to its size, siting and the position of the extension in close proximity to the boundary of the adjoining property at Mapledown to the west, the proposed extension would have an overbearing effect upon that adjoining property. The development would be intrusive and unneighbourly and be detrimental to the privacy and amenity of occupants of that property contrary to Policy H13 of the Adopted South Oxfordshire local Plan and contrary to advice in the South Oxfordshire Design Guide.
