That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, COM-001, LOC-001, BLO-001A, PPA-001 and COM-002, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

A boundary fence of 1.8 metres in height positioned one brick course above the level of the patio along the entire boundary of the patio with the garden of No.19 Leaver Road shall be installed within 1 month of the date of this permission and thereafter retained as such. Reason: To safeguard the amenity of the adjoining residential occupiers in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
