Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 12-012/P/002, 12-012-P-004 and KCC219-21 11-10-sc, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials submitted with the application or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Classes A and B of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: Planning permission for a new dwelling has been granted to fulfil the essential needs of an agricultural worker on the site. This condition is necessary to ensure that the building is in keeping with the size and scale of other traditional agricultural dwellings in the area; large scale extensions to the dwelling would be harmful to the rural character of the area and would be beyond the essential needs of an agricultural worker. This condition is in accordance with Policies CSEN1 of the Core strategy and G2 and G4 of the adopted South Oxfordshire Local Plan.
