Conditions / Refusal Reasons
That having regard to the current open nature of the site which contributes to the openness and character of the green belt, the erection of a new dwelling would erode the openness and detract from the visual amenity of the green belt by virtue of its bulk and height and constitutes inappropriate development in the green belt contrary to policies CSEN2 and CSR1 of the South Oxfordshire Core Strategy, Policy GB4 of the South Oxfordshire Local Plan and advice within the National Planning Policy Framework.

The site provides a green "lung" which links The Green to the open countryside beyond the line of 19th century dwellings either side of the site. The erection of a dwelling on this site would be detrimental to the special character of the conservation area due to the loss of this important open space and view through to countryside beyond the site and would detract from the landscape setting of the village contrary CSEN3 of the South Oxfordshire Core Strategy and to policies CON7, H4 and C4 of the South Oxfordshire Local Plan.
