Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plan, 12091-P10, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the development hereby approved samples of all materials to be used in the external construction and finishes of the wall hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies CSQ3 and CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON5 of the South Oxfordshire Local Plan 2011.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Exact dimensions of the wall b. Brick coursing c. Design of the flint panels Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the setting of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON5 of the South Oxfordshire Local Plan 2011. A Sample panel of facing brick and flintwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panel shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the setting of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON5 of the South Oxfordshire Local Plan 2011.
