The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, CB-303A, CB-302A, CB-305A, CB-304A, CB-105A, CB-205G, CB-106A, CB-208B, CB-301, CB-001B, BLO-001, CB-306A, CB107B, CB-207B, CB-108B, CB-109B, CB-209E, CB-101B, CB-201D, CB-102B, CB-202F, CB-103B, CB-203F, CB-104B, CB-204F and CB-002A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P14/S3014/DIS

No works shall take place until written approval has been given by the Local Planning Authority to a sample panel(s) of all external walling materials to be used in the development. The sample panel(s) shall be erected on the site of the development and retained until development is completed, and the panel(s) shall thereafter be removed from the site. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

That all works for removal of existing pointing, and re-pointing to be undertaken using hand tools. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

The mortar used in repairs shall be lime mortar to match in colour texture and pointing style that of the original construction. A sample panel of repointing is to be completed on site to be inspected by the Local Planning Authority and approved in writing prior to commencement of re-pointing phases of work. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.
