That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001A, D100C, D101C and D102C, except as controlled or modified by conditions of this permission. Prior to the commencement of the development hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027; and Policies CON5, CON7, H13, G2 and D1 of the South Oxfordshire Local Plan 2011. That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details.
