The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The existing hedge along the boundary with Minstrel's Way shall be protected whilst development operations are in progress, in accordance with a scheme to be first submitted to and approved in writing by the Local Planning Authority. The development hereby permitted shall not be commenced until details of survey work in relation to the alignment and condition of the surface water culvert have been first submitted to and approved in writing by the Local Planning Authority. The details shall incorporate measures to remove any existing obstruction, where necessary and measures to demonstrate that the approved extensions would not result in any future obstruction. The agreed measures shall be carried out prior to first occupation of the approved extensions.
