Prior to the commencement of the development hereby approved, full details of the proposed sport pitch layout and specification for each pitch in terms of construction, drainage and lighting requirements shall be submitted to and approved in writing by the Local Planning Authority and carried out in accordance with the approved detail. Reason: In the interests of ensuring that the open space meets community needs in accordance with guidance contained within the NPPF. Related application(s): P13/S3959/DIS

That a scheme for the landscaping of whole of the site Phase 2E, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with policy CSQ3 of the South Oxfordshire Core Strategy 2027 and policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011. Prior to the commencement of development hereby approved, full details of the proposed surface treatments to the footpaths shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: In the interests of visual amenity in accordance with saved policy D1 of the South Oxfordshire Local Plan 2011. Prior to the commencement of development hereby approved and notwithstanding the details on the approved plans, full details of the proposed street furniture including seat and litter bin detailing in and immediately surrounding Boundary Park shall be submitted to and approved in writing by the local Planning Authority. The development shall be carried out in accordance with the approved details. Notwithstanding the details on the approved plans, prior to the first use of the development hereby approved, a scheme for the positioning of bollards to prevent unauthorised vehicular access to the landscaped amenity areas shall be submitted to and approved in writing by the Local Planning Authority. The development shall only be carried out in the accordance with the approved detail. Reason: In the interests of the effective management of the landscaped areas and to secure an attractive develompent in accordance with policy CSQ3 of the approved South Oxfordshire Core Strategy. Unless otherwise agreed in writing none of the areas within the whole of Phase 2E to be used a park, pitches or open space shall be used as a construction compound. Reason: To preserve the quality of the ground and top soil in the long term interests of the landscape and open space of the site in accordance with policy CSQ3 of the approved South Oxfordshire Core Strategy and policy C9 of the south Oxfordshire Local Plan.

Prior to the commencement of development hereby approved, full details of any external lighting to be used in the development shall be submitted to and approved in writing by the Local Planning Authority. The development shall only be carried out in accordance with the approved detail. Reason: In the interests of visual amenity and to protect the residential amenity of neighbouring residential properties in accordance with saved policy EP3 of the South Oxfordshire Local Plan 2011.

Unless otherwise agreed in writing the open space in the Local Park shall be implemented in this planting season and the open space shall be ready for informal recreation by the public within one year from the date of this permission. Reason: To provide adequate informal recreation and amenity space for the residents and community in accordance with policy R6 of the South Oxfordshire Local Plan 2011.

Notwithstanding the submitted landscape management and maintenance proposals document and plan reference 2134-NP-LA-12 Rev D, a schedule detailing the long term maintenance responsibilities for the development shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: In the interests of the effective management of the landscaped areas and to secure an attractive develompent in accordance with policy CSQ3 of the approved South Oxfordshire Core Strategy.
