The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P16/S2213/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO-001, OEW-13-SB1A, OEW-13-SB2A, LOC-001 and OEW-13-SB3A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, H11 and D1 of the South Oxfordshire Local Plan 2011.

Any alterations to the public highway will be at the applicant's expense and to Oxfordshire County Council's standards and specifications. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

Details of the new boundary treatment should be submitted to and approved in writing by the Local Planning Authority prior to commencement of the development. Thereafter the boundary treatment shall be implemented as approved prior to the first use of the accommodation as a separate dwelling. Reason: To improve the vision splays at this junction in the interests of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

No surface water from the development shall be discharged onto the adjoining highway. Reason: In the interests of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

The surfacing of the parking area shall be permeable paving and shall be constructed prior to the occupation of the new dwelling. Reason: To accord with Sustainable Draianage Systems (SUDS) in the interests of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order), the enlargement or extension of the new dwelling house, as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development, given the size of the amenity space provided, as specified in the condition and in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) the provision within the curtilage of the dwelling hereby approved of any outbuilding or structure as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development, given the size of the amenity space provided, as specified in the condition and in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
