That particularly having regard to its excessive depth and siting in close proximity to the boundary of the adjoining property No. 53 St Georges Road which is located to the north of the application site, the proposed extension would have an overbearing effect upon that adjoining property and would cause overshadowing of the neighbouring property. The development would therefore be intrusive and unneighbourly and contrary to Policy H13 of the adopted South Oxfordshire Local Plan 2011 and to advice contained within the South Oxfordshire Design Guide 2008.
